Dubai lease reminders: never miss the 90-day notice
The short answer
In Dubai, a landlord or tenant who wants to change the lease terms, including the rent, must give written notice at least 90 days before the lease ends. What each reminder means
- 120 days before: check your rent against the official Dubai Land Department rental index (Dubai REST app → Rental Index). An increase is allowed only if the index shows your rent is below the market average.
- 100 days before: 10 days to the notice deadline. If you want to change terms or leave, send written notice now.
- 90 days before: the notice deadline. A rent-change notice that arrives later does not apply to this renewal.
- 30 days before: renewing? Sign and renew Ejari. Leaving? Book movers, ask the building for a move-out permit, and request the DEWA move-out.
- Last day: photograph every room and the DEWA meter, return all keys and cards, and ask for your deposit in writing.
- 14 days after: follow up on the deposit refund.
